To continue our impressive growth we are seeking a Project Manager based at our downtown Manhattan (NYC) campus.
Reporting to the Director of Campus Planning and Facilities, you will be responsible for managing design and construction projects from inception to completion. S/he will manage multiple projects, serve as a liaison between the New York City Campus Planning and Facilities office and design professionals, contractors, and campus stakeholders, and initiate program and project scope, provide cost estimates, schedule, track and manage projects
Oversee projects from conception, through design, bid, construction, and post-construction phases to meet objectives of scope, schedule, and cost.
Coordinate communications with the Pace University community and impacted departments regarding projects as required.
Issue RFPs, contracts, and other project documents in compliance with University policies and procedures as outlined in the “Purchasing & Contracts Comprehensive Buyers Guide.”
Analyze space needs and make recommendations for effective usage.
Develop project budget estimates and cash flow.
Manage project within budget and track project cost and invoices.
Develop and effectively manage project schedules to assure timely delivery.
Follow best practices in contractor selection and contract administration.
Provide evaluations and reports on the overall performance of contractors and design consultants for future use.
Ensure compliance and conformance to design specifications, design intents, and code/standards.
Manage architects, engineers, contractors, projects consultants as well as regulatory agencies to ensure the project is completed in accordance with all applicable codes.
Resolve change order/additional services process, conflicts, and warranty claims.
Conduct regular site visits to monitor progress and quality.
Perform final walk-through of projects, track punch listing, and accept projects for beneficial occupancy for the university.
Coordinate the interruption of utilities, power, steam/water, roads, and parking caused by construction projects with affected departments.
Apply green building and WELL standards to new construction and major renovation projects.
Bachelor’s degree in architecture, engineering, or construction management required.
LEED AP credential preferred.
Minimum 5 years of design/construction project management experience, including serving as the owner’s primary representative for capital projects preferred.
Previous experience with higher education is preferred.
Must have strong client relations skills and the ability to work well and collaborate with architects, engineers, contractors, and in-house interdisciplinary teams including IT, security, energy and sustainability, facilities and purchasing.
Demonstrate excellent time management skills.
Superior skills in reading and interpreting construction plans, specifications and construction documents.
Ability to develop and work within budgets.
Knowledge of LEED standards, and a commitment to sustainability in construction and renovation.
Understanding of Americans With Disabilities Act (ADA) requirements, as well as a working knowledge of New York City Building Code requirements.
Working knowledge of AutoCAD/Revit, Sketch-Up, In-Design, Microsoft Project and Microsoft Office Suite.
Excellent project planning, organizational, verbal, and written skills.
