Candidate Qualifications:

• Professional degree from an accredited program preferred
• Licensure (Architecture or Engineering) preferred
• Commercial construction administration and or management experience
• Strong ability to communicate in writing to clients, contractors and design team members
• Specific experience with schools, campus environments and NYSED preferred

Responsibilities Include:

• Lead construction phase professional services for multiple projects simultaneously
• Represent KG+D Architects in a highly professional manner with clients, contractors, permitting agencies, and associated professionals.
• Provide pre-construction support to the design team, to include evaluations and reports regarding: constructability, clarity of documents, coordination, phasing and logistics, schedule and cost.
• Prepare or facilitate construction cost estimates at various phases of design and assist design leadership with cost control measures
• Manage and regularly report project financial summaries, to include budgets, estimates, contract awards, change orders, contingencies and project costs.
• Manage professional services related to public and private procurement to include bid walkthroughs, collect and organize RFI, attend bid openings, tabulate results, review contractor qualifications, and evaluate proposals.
• Create pre-construction schedules and enforce project schedules with contractors.
• Manage the submittal process and coordinate design team review.
• Review and authorize contractor payment requisitions
• Strong understanding of Building Codes, New York State Education Department Planning Standards, and Wicks Law procurement
• Strong understanding of Owner- Architect and Owner-Contractor agreements, including standard AIA forms.
• Coordination and administration of contract documents during construction, such as change orders, change directives, and applications for payment
• Evaluate and negotiate change order scope and associated costs.
• Conduct regular on-site observations and associated written field reports regarding construction progress and conformance with the construction documents.
• Lead and or attend regular construction project meeting with contractors, construction managers and owners.
• Lead the process of preparing, organizing and facilitating design team punch lists
• Oversee, facilitate and enforce project closeout in a timely manner.
• Ability to maintain a highly professional working relationship with clients, construction managers, and contractors.
