Summary: The ASPCA is growing! The Real Estate and Facilities Operations (REFO) team is looking for a subject matter expert in capital projects to help us improve and grow our programs into new locations across the nation to support more animals, pet owners, and communities than ever before. The REFO team is dedicated to planning, building, and maintaining safe, functional spaces to ensure our staff can carry out the ASPCA’s life-saving work for animals. The Senior Manager, Capital Projects will assume responsibility for the overall construction of projects assigned. Our ideal candidate must possess the knowledge, experience and confidence to engage and professionally interact with internal and external support teams. This role provides project-management support for projects across the assigned portfolio, including all aspects from inception to completion. The Senior Manager possesses an understanding of the space-design process, develops programming data, and implements the data into viable schematic designs. They will assist with implementation and management of designs through the use of professional services (e.g., architectural, engineering, general contractors, FF&E specialists). This position reports to and supports the Senior Director, Real Estate Management and Capital Projects on all projects as needed. Finally, the Senior Manager, Capital Projects performs all duties in full support of the ASPCA brand, understanding that the positive and effective execution of these duties is instrumental to the ASPCA’s core business – the protection and welfare of animals. Responsibilities: Responsibilities include but are not limited to: Project Management (75%): - Assists with management of projects across portfolio.
- Leads all vended suppliers on assigned projects.
- Partners with ASPCA personnel to develop project programs.
- Partners with architects and engineers to develop plans, specifications, schedules, budgets, etc. for various assigned projects.
- Partners with internal support teams (IT, Legal, Facilities, etc.) to develop a holistic approach to project completion.
- Follow performance of contractors and ensure adherence to plans/specifications.
- Develop RFPs for solicitation of proposals for professional services and general contractors.
- Assists with management and guides vended teams from inception through completion on assigned projects.
- Manages close-out process with various ASPCA teams and outside services.
- Assists with invoice processing and budget management.
- Develops and maintains project schedules; weekly and monthly as needed.
- Assists with development of project budgets.
- Ensures completion of and tracks all independent testing and inspections as required.
- Provides progress reporting on assigned projects.
- Coordinates furniture and equipment installation including order and specification process.
Space Management/Design Development (25%): - Develops, maintains, and oversees an inventory of ASPCA building and space data using space-management software and other methods as appropriate.
- Maintains accurate floor plans through software database.
- Assumes responsibility for space data assessment and input, as well as maintenance and updating of software, data and licenses.
- Assigns and classifies space according to applicable standards and procedures.
- Applies established guidelines and/or applicable legislation, develops and plans space-survey methodologies.
- Provides space-use statistics, customized analysis, floor plans and space data to ASPCA departments.
- Oversees the planning of projects involving space use changes.
- Assists in the management, planning and coordination of appropriate space change initiatives and projects across portfolio.
- Analyzes impact of new construction and renovation on space planning.
- Provides move management for occupants affected by new construction, renovation or space-use changes.
- Organizes and oversees all building and site data including plans, drawings, specifications and construction documents.

Additional Information: Bachelor’s Degree required, 8 years professional experience required, with 5-8 years relevant work experience (architecture or engineering preferred). |
