Architect, Construction Management, Project Manager
As a member of a project Development team operating within an iconic Chicago property, the Senior Project Manager is responsible for overseeing and managing tenant coordination and retail landlord work for the project.
The Senior Project Manager will report to a DMA Project Executive, and operate with other team members in a multidisciplinary environment, ranging from development, construction, design & planning, asset management, property management/operations, legal, and leasing. Project team members will work together to develop processes and procedures necessary to accomplish successful retail tenant delivery for approximately 40 tenants, including small and flagship food and beverage outlets. The Senior Project Manager’s primary responsibility is to open tenant spaces on time, coordinate with landlords on project work to facilitate future turnover, and aid tenants in coordinating work with Base Building to ensure successful buildouts.
Primary tasks of the Senior Project Manager include:
Serve as primary liaison between onsite project development, leasing, design and operations teams – and – the full roster of service retail and food tenant(s).
Facilitate clear, timely and appropriate communications between various parties to help execute efficient and successful openings of all retail tenants at the appropriate times.
Establish and/or maintain protocols and processes to track Tenant design activities including site visits, design submissions, and construction start dates.
Collect tenant design materials to review against the Owner’s Design standards, and communicate discrepancies between both parties.
Review tenant’s lease construction exhibits as necessary to identify discrepancies between intended tenant turnover tenant lease requirements, to prevent potential issues in design and construction requirements.
Work closely with Owner’s leasing, design, and operations teams, providing support to tenant as it relates to planning, budget, design, and construction.
Work with other team members in construction, design & planning, development, asset management, property management/operations, legal, leasing, information technology and marketing, to develop internal teams, processes and procedures in an effort to facilitate successful retail tenant delivery for all tenant spaces.
Oversee development, construction, and capacities of the base building, and coordinate changes as needed with Owner development and construction teams.
Maintain comprehensive project tenant schedule and web based Tenant Tracker software, if required.
Participate in all tenant preconstruction meetings and internal project team meetings as appropriate.
Coordinate tenant design schedules and with appropriate teams to ensure timely delivery and completion of tenant spaces.
Work closely with property management/operations personnel to review all tenant drawings and coordinate the tenant construction process.
Keep master copies of documents that are sent to tenants, contractors, architects, etc. (i.e. tenant design criteria and contractor’s rules and regulations)
All other duties as assigned to ensure a successful tenant opening.
REQUIREMENTS AND QUALIFICATIONS:
Master’s Degree in Design, Architecture, Construction Management or related field or equivalent experience.
Proven record of success in retail Tenant coordination projects of a similar scale and/or in the design and/or construction of retail projects in the $5 million range, or other comparable commercial real estate track record.
Minimum 7-10 years of experience working as a tenant coordinator or retail project manager in the retail shopping center industry, or equivalent experience in the commercial design or construction industry.
Ability to read and comprehend construction documents and real estate leases.
Architectural background and/or a high level of design acumen and standard of quality are required.
Superior written and verbal communication is required.
LEED Accreditation or comparable green building experience is a plus.
Experience/background within the construction discipline is required.
Must be willing to travel between local properties and to out of state project sites as necessary.
Proficiency working with AutoCAD, Adobe and all Microsoft Office products is required. Additional computer technology experience that will advance the candidates ability to develop and integrate innovative processes is a clear advantage.
